Sailboats purchase compare analysis

Fellow Members,
In process of evaluating a two boats for the purchase.
My future boat will be for coastal cruising along Mexico west coast.
What priorities in play?
Integrity of hull, no water damage, engine, standing rig, running rig..
How to prioritize them?
Here is two boats almost identical (from my limited experience). Only difference is sloop vs cutter. One just out for sale another sitting for sale about one year (yes, this is normal for Sun Carlos - some sellers thinking a boat sitting on hard not loosing value)
Anyway if some would be kind enough to make such compare analysis to educate me?
