If you think that a full refrigerator ($1000 of food) is valid cause to rush the sale then I consider you an accident waiting to happen. Having a favorable impression of the seller is nice but a thorough survey by a qualified pro is critical. There still may be negative surprises after the sale buy your odds on not being major are better.
