C&C38 MkII for sale 49k

I am selling Sundowner, my C&C 38 built in 1977. I bought her in 2003 and did quite a bit of work on her. A lot of it is described in threads and pictures of this forum. She is setup for living off the grid, on anchor or a mooring and also for cruising. I spent some time cruising the US east coast and Caribbean. I also lived aboard in the summers in Newport RI until last year. I bought another boat and its time to say goodbye.
Some of the key projects that I did:

Maintenance work:
Epoxy barrier coat in 2004
New(Rebuilt westerbeake 4-108) in 2012, < 300 hours.
Topsides painted with interlux perfection in 2013
Tides marine main sail track and new(second hand) offshore main (2016)
New deck non-skid (2016)
New cabin top windows (2016)
Garhauer re-tractable Geona cars (2015)
40GPH engine driven watermaker (2009)
Danfoss BD50 based thin plate evaporator fridge (2007)

Some other cruising upgrades and equipment I installed:
New backstay, head stay and D2s. New turnbuckles and backstay insulators. Rigging is Rod-10
New inner forestay with running backstays (2006)

Head and holding tank with marcerator pump (2005)
Dodger and bimini new in 2006.
Fourwinds II windgen (2005)
2x kyocera 130W solars mounted on 1" SS tubing above bimini.
2x 20lbs propane tanks mounted on the stern with tee for magma grill.
New Princess oven 2006
new 6 gal hot water tank.

1500W shore power inverter
New LED cabin lights and navigation lights in 2011

Comm/Nav:
12V Single board computer with 12V 22" touch display at the nav station (2016).
Icom M710/AT-130 tuner with pactor III modem (I glassed in 100sq ft of copper foil on the inside of the hull)
Autohelm ST4000 new drive unit.
Datamarine 5000 with spare head
JRC1000 Radar, and GPS map 172 at the helm

Ground tackle:
40lbs CQR on a bow roller with 100' 3/8" chain spliced on 100' of 5/8 rhode.
50' 5/16" BBB chain spliced on 150' of rhode.
Lofrans Airon 1000W windlass.

Boat was completely re-wired and re-plumbed in 2005
