I hear you on the $$$$ for moorage! And I have been a sailboat owner before (albeit a 30' slip), while also paying a home mortgage.
I am in quite a different place now and my plan is to buy the boat outright, liveaboard at least for the short/medium term.

I departed Shilshoel marina, Seattle, Wa just over 10 years ago in my Passport 40, I’m having a cup of Coffee, and watching the sun come up in Fiji ATM.
I still marvel at what a beautiful boat she is, best decision of my life.

Still miss our Valiant 40. Great sailing boat, ample room for a cruising couple. Best to look for a "Texas-built" 40 or any of the later 42s (same hull, added a bowsprit)
