Canadian buying a US boat

Good morning fellow sailors. I am hopeful that I can get some valuable information here. I have been in the market for a Catamaran . Have made offers through brokers but have been unsuccessful to date. I am moving forward and have found a nice Cat that is privately listed in the US.

Does anyone have have any tips for me? I will use an escrow service for sure but is there anyone that can point me in the right direction to ensure the proper transfer of ownership?

I will coordinate a survey and will also need insurance. I am researching now. The intended cruising area will be Eastern Caribbean. Can you recommend an insurance provider?
