PSC Mariah 31 for $25k.

Price reduced so I would expect $50k in refit lurking. Teak decks look shot.

I actually looked at this one a couple weeks ago. I wouldn't pay for $10k, honestly. On top of the typical neglected sailboat state (engine won't start, it needs new rigging, needs new sails, water ingress on chainplates and hull-to-deck joint), there's some evidence that it had been listing for some amount of time.

Just purchased a Newport Mark 11 1986 - Slope Mast - 1400 hours on the engine - teak interior in great condition - recently bottom painted and rewired and past the survey with flying colors for $8500 CAD!
