there is a very standard purchase and sale agreement available online. All of the brokers use the same agreement.

just follow the process. You don’t have to trust the broker.

.
I think there are numerous reasons to find a trustworthy broker. There are many ways other than boat condition that a broker can mis-represent a deal. I can think of several. I would agree that many brokers use a contract available online, But I hardly believe all brokers use the same contract, if for no other reason than circumstances of neither buyer nor seller are generic to the general buying- selling public. One size doesn’t fit all.

This in itself is an answer :-)
Well, technically you didn't ask for recommendations...

Put me in the camp that a buyer's broker is not a bad idea. Not required necessarily, but can be helpful. Especially if you are buying in a foreign country (to you), as you seem to be.

Note that some sellers, or rather seller's brokers, will not allow a buyer's broker because they don't want to split the commission. This is even more common in the current seller's market because they think they will have another interested party call them soon. You can pay for the buyer's broker if you want.

I also actually have a recommendation for you. Try Tony Brewer in St Martin / Sint Maarten (I forget which side he's on). Let me know if you need the name of the company and I can look it up. He showed us one of his listings, and then I used him as a buyer's broker on two other boats in the area (we didn't get any of them, though). He's pretty knowledgeable and actually interested in helping you. (But is also trying to get a sale so he gets his commission, like the others.) You can mention my name, he may remember; it may or may not help.

Tony Brewer in St Martin:
I am in the same camp, which is why I posted this question but i learned that it is not like the real state market where 90% of people use an agent.

I googled Tony and found his website/company; Littleships. I’ll check his listings out and probably wil email him, and mention your name.
Thx so mcuch

Yeah, that's it. He could probably help you with anything in the Carribean (or beyond).

I had several friends who were boat brokers. I always told them that the only difference between a boat broker and a used car salesman was a pair of Topsiders.

Had a call from a fella yesterday who hired a surveyor recommended by the broker. He went through with the deal then discovered the surveyor is one I had featured in Sample Marine Survey Reports ... Now he wants a real survey.

We are banned from surveying boats listed by four brokerages in Ontario.
We are quite proud of that. We have met only 3 brokers over the years who would only recommend a few of the exceptional surveyors the rest well ... lokk at the sample reports.
