I bought my cold molded wooden boat almost 2 years ago. I didnt notice she had this same problem youre discribing.
I had to pull the mast AND the keel...
Now I have a pretty sound and reliable boat.

We passed on this boat to buy a Nicholson 32, and the current owners undertook the repair. They say that there was no rot under the floors and that the bulkhead rot (now repaired) was not a structural weakness.

If anyone is looking for a pretty nice 35 foot cruising boat near Sydney, the owners are motivated to sell it ASAP. We had offered $37k.

I'm currently looking at a boat with a corroded mast bottom, and am trying to price out the repair to adjust my offer.

Mast jacked up and new glass ! Took a week !
