Potomac River haulout?

Anyone have firsthand knowledge of haulout facilities on the Potomac River which could handle a 30-ton, 60ft long, 6.5 draft sailboat? We're looking for a place we can haul Beausoleil and store it for ~ 1 year for a refit. It would have to allow a temporary cover (like a fabric RV-type "garage") so we could do some deck work and possibly re-paint the topsides. They'd have to allow us to do our own work.

If not the Potomac, then perhaps the Rappahnanock (Deltaville?). Or Maryland (not Annapolis - $$$$). Someplace which would be less than our current annual slip fee of ~$8,400. And someplace we could drive to in less than 3 hours.
