Key Biscayne Area Marinas / Parks?

Ok, I am considering storing my sailboat (on trailer) in the Key Biscayne area during the winter months. I have gotten some reasonable quotes for on trailer dry storage from the county but need help from those who have used or seen these marinas......

My big wants are easy access to key biscayne NP and northern Keys. Secure and safe area. And last are ammenities and a nice tropical feel.. Please if you have been to any of these please post comments of likes and dislikes and any info on them..

Black Point: From what I can tell it seems more boater oriented then just park visitors. It appears to mave more boating type facilities and less things like pools or beaches. Looks good because it has this, but I am not liking the long channel out....it does look more secure though. and possibly less crowded?? Looks like it has a bar and grill? Supplies?

Matheson: Looks nice, tropical park and setting, swimming lagoon, restaurants, looks like nice secure neighborhood. Looks like very easy access to bay and NP...problems?? Might be more crowded?? Might be less secure??

Homestead Bayfront: Looks remote and tropical, probably more secure and less crowded??? Like the lagoon, no restaurant, less ammenities....easy access to NP and Bay.

Please, if you have any experience with any of these please comment on cleanliness, ammenities, experience, crowds, restautants, tropical feel, security.

I REALLY APPRECIATE IT!!!!

When you type pools. I am thinking freshwater swimming pools? After you are on the boat for a while I would think you will come to appreciate fresh water. A long channel can be a huge plus, and not always a minus. It means it is less likely to get dangerous fetch in a severe storm......i2f
