Mooring description

---------------------------
Mooring Berth in St Cyprien, South France, French Riviera ( French - Spain border)

11x4m - berth for sale in St Cyprien PLage, Les Capellans , 24 years lease ( till 26/Jan/2039) , max boat size that can fit safely is 35 footer , maximum drought 2m , mooring is very safe and comfortable , with piles to tie to in front and pontoon from the back and port side. Place is great with all amenities - shops restaurants and free parking. Currently we have our 35 foot sailing boat on it . Service cost is 1550EUR p.a. - this includes everything. The port have a very good service area with cranes and hard storage etc. We paid 350ER out and in and 1 week on the hard. Marina and Technical Zone personell is very helpful. Great area to explore nearby - Cote Vermeille and Costa Brava and easy overnight trip to Cote d'Azure.

DETAILS ABOUT THE AREA :

Everyday you can find calm morning a good wind during the afternoon dying later evening and have nice night at anchor or in marina. Wind is generally blowing from the north or from the south e.g. in parallel to the cost and if you check the forecast you can always be with the wind and have some great sailing.

The caves around Cadaques and all the way down to Barcelona are great as they are either south or north oriented e.g. you just need to choose the right cave to anchor for the night. The french coast is amazing too with the small towns and nice vine.

- Very short trips ( 10nm or less) - Argeles, Collioure, Port Vendres, Banyuls Sur Mer, Cerbere - all amazing nice natural harbours + number of anchorages

- Short Trips ( 20nm or less ) - Portbou, Colera, Llanca, Selva and the famous Port Lligat and Cadaques and all caves around them with crystal clear water

- Mid trips ( 30nm-60nm) - Roses, Empuriabrava, Santa Margarita, L'Escala, Estartit, Montgo, Iles Medes, Sa Riera, D'Aiguafreda, Sa Tuna, Fornells, Tamariu, Llafranc, Palamos, Blanes and all the nice places all the way down to Barcelona

- Cote d'Azur - 120nm direct trip - easy one overnight or three daily passages with overnight stoppings in nice anchorages or marinas on the way

- In the whole area north or south you can always trust that the next marina is about 5 miles or less away and if you get bored or if the weather turn not nice you have a place to go.

BEST WAY GETTING THERE

1. Flight to Perpignan and taxi ( 28km) or bus to town center and bus to St Cyprien/Les Capellans.

2. Flight to Girona or Carcassonne and short trip with train to Perpignan or Elne ( from Elne is 5km by taxi)

3. Flight to Barcelona and train to Perpignan or Elne.

Q:Les Capellans is presumably within the inner marina - after what looks like a swinging bridge?
I didn't know 'leasehold' was possible in France - thought the French were very guarded about who 'owns' sections of coastline - albeit this is different Who controls the leasing?

A:The marina is owned by the local government - on paper it is considered as you have paid all rent and consumable for the next 24 years upfront - this way there is no actually transfer tax as in other places - very clever actually in other places of France to transfer a berth you pay another 5-10k EUR just for transfer - the trick how they solve the problem with increasing electricity e.g price is by having a year payment for "support of the man made lake" where all long term berth are located - e.g for this year it is 1564eur for 12months.

Les Capellan is the internal part after the swinging bridge where is the safest place - I have managed to get my berth in the best possible position- 50ft from the shops and between the building which covers the birth from the tramontana when it blows. The swing bridge opens almost every hour.
