Summer moorage in Victoria, BC

I have a year round slip at Fisherman's Wharf in Victoria, BC. I'm planning to be away from mid-May to Mid-September.

I'd like to sub-let my slip for those months. It's a 48 ft slip with Live-aboard privileges. The cost is 817.60 which includes moorage, pump-outs, and a meter reading fee. Hydro is metered at BC Hydro rates.

Facilities include on-shore bathroom and coin-laundry, garbage and recycling.

It's a very safe location. Our dock is behind a locked gate. The live-aboard community is vibrant and friendly.

How's the wake in that area? Seems like with the ferry traffic it could be a bit bumpy at times.

I can't say that I'm bothered by any significant wake. Certainly not from the harbour traffic. Things can get more bumpy when there's a storm blowing out in the Juan de Fuca. Those kinds of storms are more likely to happen during the winter months.
