Making an offer - advice please

I just closed on a boat in the Caribbean listed by a Caribbean broker. Negotiated a price, then sent 8% deposit to brokers account. Took 3 months to close with time needed to travel for survey and delays due to insurance issues, including a 3 week moratorium on new policies after Dorian. Long process but the broker and seller were very helpful and reasonable through the whole process.
