over-winter in water, PDX

I am going to look at a Catalina 30 in Scappoose, Oregon next week, hopefully to live aboard in the spring. I am currently in SE Alaska, and cannot move home until March or April, but the boat is a great deal and perfect for what I need. I know what's necessary to leave a boat in all winter up here in Alaska, but would a milder climate and fresh water make that big of a difference? The moorage is transferable, and a good deal, so I hoped it would be feasible to simply open up all compartments, move the cushions and anything upholstered to a heated storage, and run a space heater on low with a dehumidifier? I would also have friends to go and check on the boat every week or two, or in the event of a storm. The Catalina 30 is my ideal liveaboard vessel, and for the price asked this one is too good of a deal (pending an inspection, of course) to hope that it's still available in 6 months. Or would it be worth the money to have it hauled out and stored on the hard for that time period?


And, on a related note, are the cockpits of older (1975) Catalina 30s self bailing? That's the only place I can see rain being a problem.
