hello all small catboat sailors Cape Cod

Former Mass Bay, Islands big boater now looking to downsize to <20 ft catboat to sail around Cape Cod esp big ponds. Anybody with experience sailing on lower Cape ponds, getting moorings, water depths, etc. Haven’t found much online. Thinking of buying a house in Falmouth but want to SAIL! Suppose I could call harbor master, but not sure they’d be helpful. Any thoughts appreciated.

Get on a mooring wait list, they are very long (20+ years for the good spots). I’ll be dead by the time I get my preferred harbor. You can find moorings at marinas for a price premium.

Lots of good shallow water, but my 6’ keel keeps me away.
